Community Structure
To help Rackheath function as a sustainable
community, residents will be expected to actively embrace the principles
of a low carbon
lifestyle and be aware of their personal carbon footprint.
Eco-friendly
living will be achieved by offering easily accessible, user-friendly
alternatives to traditional non-sustaining means of
key elements, such as energy, travel and food. SUSTAINABLE OPTIONS
WILL BECOME THE NATURAL CHOICE.
New and existing residents will be fully involved in the decision
making, operation and governance
of the settlement.
Initiatives which improve the carbon footprint of the existing homes
and employment areas will be implemented by the community management
company.
The company will champion low carbon living. It will be locally-run
and responsible for overseeing the development and management of
the community assets, such as parks, recreation areas and on-site
energy production.
Types of Buildings
Rackheath Eco-Community will include a mix of
infrastructure uses. Homes will naturally form the majority
of the built environment,
but there will also be office, school and retail buildings.
The new
development will be broken up into legible residential areas, each
with its own distinct character and sense of place and influenced
by the Norfolk vernacular. The Masterplan layout will make a virtue
of the existing landscape features and incorporate key relevant and
historic elements, such as memories of the airfield.
There will be
a mix of home types, ranging from flats to large family homes. Houses
and flats will be found in larger numbers (higher density)
around the new train stops and main streets which will accommodate
the majority of shops and services.
Our aspiration is for 40 per cent of the homes to
be affordable and managed by local housing associations; these will
offer both shared ownership and
rental tenure options. All the new homes will be constructed to the
highest environmental standards, which will mean incorporating rainwater
re-cycling, low flush WC’s, high insulation levels and green
roofs. They will also be for all ages and offer flexible designs
that can adapt to the varying demands of modern day living.
