Frequently Asked Questions

Q Why do we need a new housing development on the outskirts of Norwich?
A There is a housing shortage throughout the UK, including Norfolk. The government has earmarked 35,000 new homes for the Norwich area of which 6,000-10,000 are in the north east sector, which includes Rackheath.


Q Why build the Eco-Community at Rackheath?
A Rackheath falls within local authority plans for the future growth of the Norwich area. The site is ideal given its proximity to Norwich, employment opportunities, the existing rail link and characteristics of the site.


Q When would work begin on the new Eco-Community?
A We will have a better idea after the public consultation process, but the earliest anticipated submission of a planning application is autumn 2009, with a possible start on site in 2010, subject to the economic conditions.


Q Will the existing houses be part of the new Eco-Community?
A Yes, the proposals will involve both existing and new properties. We are investigating a package of improvements for existing homes. It is planned that the on-site renewable energy production will generate an over production of power which would be more than sufficient for all the homes and businesses. The new cycling, bus, rail and walkways will be for the use and benefit of all residents.


Q Does the Eco-Community have to have wind turbines?
A Wind turbines are a clean and efficient means of providing power, but there are other established options for producing renewable energy which will be open for consideration during the public consultation process.


Q Will an incinerator be used to dispose of waste or to produce renewable energy at Rackheath?
A No. Incineration is not included in the proposals. A process known as Gasification is proposed to generate renewable energy from biomass crops (e.g. coppice wood). This is a low carbon, efficient process in which biomass is converted to gas (fuel) while producing minimal emissions, such as water vapour and carbon dioxide.

Gasification is widely used to produce renewable energy in the USA, China and Austria. A similar plant to the one proposed at Rackheath is currently being built at the University of East Anglia.


Q How can I find out more about the proposed Eco-Community?
A A series of public consultation meetings are being held in Rackheath and Norwich. These are being widely publicised in the local press and on this website. You can also ask questions via the website rackheatheco-community.com
